Buying Your New Cyden Home

The Buying Process

Cyden Homes can make the process of buying a brand new home as easy and stress free as possible. With all new Cyden Homes you have the option of kitchen choices and bathroom tile choice to make (*depending on build stage of the property) one of the many benefits of buying a brand new home. As with all Cyden Homes our standard specification is so high, there is a small optional extras list to choose from, but many of these normal "optional extras" in a new home are part of the Cyden Home Standard Specification.

Assistance In Buying Your New Cyden Home

Being a small, local new home builder, Cyden Homes sales team will assist you all the way from the inital reservation to the day you move into your new home. Our sales representatives will be in touch with you all the way along the process, and will always be available to contact at the end of a telephone.

If for any reason you are experiencing difficulties, please do not hesitate to contact our Sales Manager at Head Office who will do her utmost to deal with the difficulties and put you back on track.

Part Exchange with Cyden Homes

Part-exchange means that you have no Estate Agency fees to worry about.

Making the move to your new "Dream" home even easier with Cyden Homes part exchange scheme. Part exchange means that you have no worries of estate agency fees to worry about or organise in terms of getting your property on the market, we do all this for you all stress free.

Process: Select your new Cyden Home available with part exchange*, by visiting the sales centres on our developments and speaking to our sales representatives. Once you have made the decision on which one is your dream home, we will ask you to complete the relevant information about your current property. At this stage you are not committed to purchasing a new Cyden Home, this will only be the case once we have received valuations for your property and you have signed the relevant paper work agreeing the price of yours in part exchange against the price of your new Cyden Home.

We will then arrange for a independent part exchange valuation to be carried out. For part exchange to take place, the value of your property must be a minimum of 30% lower than your new Cyden Home. However, with all our properties and sales they are looked at and agreed on an individual basis.

Deferred Equity Scheme

Own 100% of your new Cyden Home but pay just 75% on Legal Completion

Defer the full cost of your new Cyden Home for upto 10 years. With Cyden Homes' own deferred equity scheme, we offer you the chance to pay just 75% (or more*) of the price now, and leave the remaining amount to us.

Paying back the remaining 25% (or less*)with 10 years. We ask you to pay back the remaining balance within a ten year period. If paid back within the first five years the amount repayable is purely the 25% that was not paid for on Legal Completion day. If you decide to pay the remaining amount back after the five year but before it has to be paid back at the ten year point, the house would be revalued and if the valuation is higher than the initial sales price the amount repayable would be 25% of the revaluation, if the valuation was less it would be the amount agreed on legal completion day.

(*if you can afford more than the 75% this would be the amount we would require you to pay e.g 80%/20% or 85%/15% or 90%/10% - subject to Cyden Homes Terms and Conditions).

Movemaker with Cyden Homes

Process:

1 - Select your new Cyden Home
Choose your brand new Cyden Home and register on our part exchange scheme with your £500 deposit to secure your plot.

2 - We sell your old home
We arrange for two valuations to take place on your current property and agree a selling price with you. We then proceed to liaise with Estate agent and market your property at NO COST to you.

3 - Move into your brand new Cyden Home
Once your home is sold, and your new Cyden Home is finished, you are then able to purchase your brand new Cyden Home with NO ESTATE AGENCY fees to pay.

*Estate agency fees paid will vary depending on property to be purchased. Please contact your sale rep for more information. Please be aware, if having sold your property through Movemaker, you decide for any reason you no longer wish to proceed with the purchase of a new Cyden Home, then you will be required to pay for the Estate Agency Fees and costs.

FirstBuy - Government Scheme

Your new Cyden Dream Home may be easier to buy than you think. Cyden Homes can offer FirstBuy - a government backed scheme to help people just like you to get their first foot onto the property ladder.

FirstBuy is for those of you, finding the large deposit often needed to buy a new home, impossible to save for.

Because you only need a 5% deposit and a 75% mortgage, as Cyden Homes and the government lend the rest to you, interest free for five years - yet you still own 100% of your new home from the legal completion date.

Consumer Code

The Consumer Code came into force on the 1st April 2010. This states the mandatory requirements that all new Home Builders must meet when marketing, selling and the aftercare service. Our commitment to you.

The code ensures that home buyers are: treated with respect and fairly. You know exactly what you are signing up for and what to expect within your new home. You will be given reliable information on which decisions can be made. If you any reasons you are not happy with any processes it states how low cost dispute resolution arrangements can be made.
